LBMB is a notary office based in Paris. It operated as a single partner office from the date it was founded in 1691 until 1976 when Christian Lefebvre was appointed as Bernard Mennesson’s partner.
The LBMB brand was created in 1994, each letter standing for the first initial of the
surname of each of the four partners at the time.
Today LBMB has twelve notaries including five partners, and approximately fifty associates.
LBMB is a multidisciplinary law office with highly qualified legal experts in real estate, particularly in commercial real estate, in business law and personal wealth management.
LBMB provides advice and expertise to both private individuals and major business clients witha particular focus on cross-border transactions.

BENECIAL INTEREST/BARE OWNERSHIP TAX RATES
The respective value of the beneficial interest and bare ownership of property varies depending on the age of the beneficial owner at the time of the transfer or the length of the beneficial interest if such period is defined.
ACQUISITION FEES
In purchasing property, there are acquisition fees in addition to the price of the acquired asset. The acquisition fees include for the most part amounts due to the French Public Treasury (taxes and duties for the State and public entities) collected by the notary.
CAPITAL GAINS ON REAL ESTATE
Capital gains realized on the sale of a building or related rights (beneficial interest, bare ownership, etc.) by an individual on an occasional basis in the context of managing his/her private assets, are taxable under the capital gains regime for private individuals.
TAX CREDITS / FREE TRANSFER DUTIES
In calculating the amount of gift duties, the French administration takes into account any prior gifts already received. The administration then applies a rate after deducting a tax credit.
